Listings Peak and Buyers Emerge
Available homes for sale in Eagle County likely peaked in late July, approaching numbers we have not seen since 2019 (over 700 listings). Buyers are slowly absorbing the inventory but taking a cautious approach and critiquing homes, their price, location, and condition. This is both healthy for the overall market and a good reminder to sellers that all factors, though price being paramount, will determine activity levels and the ultimate sales price.
The increased inventory levels (+50% from 2024) are giving rise to pending home sales (+12%) as more options have awakened home buyers who were waiting for new opportunities to become available. Our market remains specific as each area and neighborhood can vary significantly based on both local and macro drivers.
