Opportunities for Buyers in a More Balanced Market
As new listings to the market begin to plateau, pending sales continue their rise with buyers (albeit a bit later in the season than historical norms) absorbing inventory at a steady pace throughout the valley.
Unit sales continue to lag last year (down 15%) while dollar volume is lower by 5%. These numbers should balance out as we end the year as inventory levels remain up about 50% compared to 2024 and pending sales are up approximately 11%. Summer activity was relatively quiet in June and early July but picked-up momentum through August and we anticipate strong activity before the winter season.
Positive news for homebuyers is that home price appreciation has slowed down from the run-up of a few years ago and there is anticipation of a rate cut this month which should lower interest rates for those financing to purchase. Overall, these factors should contribute to a more balanced market and create additional activity.
Although we still have a few formal weeks of summer remaining, we can’t wait for the 25/26 winter season to commence. Vail will open on November 14th, and Beaver Creek Resort is set to open November 26th! Enjoy the transition from summer to fall, it’s a spectacular time here in the valley and throughout the Rocky Mountain region!
