The Return of Fundamentals
 
Our market is back to more typical fundamentals. Price, location, and condition factors, elements that the market deviated from in the height of pandemic-era real estate, have returned. Interest rates, too, are back to normal fluctuations but have trended down in the last few months in anticipation of macroeconomic shifts. All to say that we are returning to state of normal and predictable buyer and seller activity in the market. That is positive.
 
Compared to 2023, through the third quarter of 2024 in the valley both unit sales (up 7.62%) and dollar volume  (up 9.15%) demonstrate continued strength in the market as we enter the winter season. Buyers remain actively engaged but remain critical of pricing. With strength in equity markets and more favorable interest rates, 2025 should be an active year for markets. Additionally, home price appreciation is expected to be modest nationwide. This, plus interest rates moving down and more inventory, should create attractive opportunities for buyers as well as sellers looking to make a move.
 
While this is generally a quieter time in the market, activity still exists and those who have been on the sidelines may find opportunities by making a move advantageous. LOCAL EVENTS

October 18th - November 17th

The Vail Mountaineer Hockey Club's Sportsmanship Tournament returns for 45th year. Four divisions compete over 4 weekends.

 

October 19th | 2:00 PM - 4:00 PM

Registration includes entry to the run, entry into Apple bobbing, one pumpkin, and one carving kit. Participants are encouraged to wear their Halloween costumes!

November 16th | 5:00 PM - 8:00 PM

A Vail Village pub crawl, with a twist. There will be activities at each participating location. This event raises funds to support organizations who support and conduct ALS research.

 

November 15th

Get your gear tuned up for the 2024/25 Ski season!

 

Beginning this December Eagle County Airport will now have low cost flight options with mostly year-round service with some seasonal reductions or temporary stops. Skip the I-70 traffic and start your vacation faster.


Current cities that will be served:
Dallas - Twice weekly, beginning Dec. 16.
Denver - Twice weekly, beginning Dec. 19.
San Francisco - Once a week, beginning Dec. 21.

On October 8th, the Eagle County Board of Commissioners approved forming a new subdivision in Beaver Creek. The development could possibly bring 12 new homes to a parcel described as the ski area’s last potential development site. The homes include a mix of single-family, duplex, and triplex units, with floor areas ranging from 3,100 to 4,500 square feet.
