Second Half of 2025 Expected to Yield More Activity
Eagle County’s real estate market saw a sluggish first half of the year with unit sales declining almost 20% while dollar volume was off 10%. The positive news is that pending home sales are up 8% compared to this time last year and inventory that many buyers have been waiting for has grown over 48% compared to 2025. This bodes well for a solid second half of 2025 when the majority of buyers enter the summer and fall market.
Sellers today, whether on the market now or contemplating a move, need to evaluate the market carefully and price for today’s conditions. While pending sales are higher, they have not matched the elevated inventory. Unique homes, new construction, and properties priced at or even slightly below perceived market value is where sellers are seeing the most activity. Given the breadth of available homes, sellers will be tasked with ensuring not only their pricing is in-line, but also their home. Preparing for a summer sale and aligning your home for the best possible activity and ultimate sale price is an art as much as a science. From exterior appeal to staging, minor improvements and pre-inspections, if you are considering a sale this summer, let’s talk about how to best position your property to maximize its appeal to the most number of buyers.
