A 2.88-acre buildable lot on Red Sky Road first listed last November at $650,000, was cut to $645,000 by April, and sat at $640,000 as of late May. In the same gated subdivision, a finished 8,508-square-foot custom home on 2.04 acres, built in 2004 with six fireplaces, a golf simulator, and a wine room, listed this past March at $7.75 million. The gap between those two numbers is not explained by acreage, or by the six fireplaces, or even by the two decades of finish work. Red Sky Ranch itself is not a ski-in, ski-out community. The homes sit on a high plain of sagebrush, aspen groves, and red-rock views, roughly the distance from Beaver Creek's lifts that a buyer would expect from a golf-first location. The ski access comes from a second, separate club, not from the property itself.

For a buyer running the numbers on total cost of ownership, this means Red Sky Ranch can involve stacking two optional memberships, golf and ski, on top of the purchase price and the HOA. A buyer who wants both needs to budget for both. Why the Course Still Reads Like a Private Backyard

Red Sky's two courses opened under Vail Resorts in 2002 and have been maintained with enough attention that Greg Norman personally checked in on a 2018 bunker renovation project on his course. The property also holds Certified Audubon Cooperative Sanctuary status and hosts a David Leadbetter Golf Academy on site. None of that is available to the general public without arranging guest access, and guest play itself is limited and priced separately from membership, on a seasonal basis set by the club.
