More Inventory and More on the Way
The year has started as expected, with new listings increasing – up 31% from this time last year. Pending sales are lower, due in large part to many projects that were under contract, waiting to close in 2024. Closings are on par with last year with two significant sales in Vail and Beaver Creek (Mill Creek Circle at $26m and S. Fairway Drive at $10.95m) leading the way. Early indications are pointing to even more homes coming to the market in the next several months. Reasons for selling vary, from interest in upsizing/downsizing to job changes, with some sellers staying in the valley and others departing. Although January is a slower time of our winter season, from President’s Day weekend through mid-April, we will see increased activity throughout the valley.
If you are considering a sale this year, let’s talk! June sees more listings come to market than any other month and listing activity will peak in late July/early August. Selling before our summer season may yield more active buyers with fewer homes to compete with. We can discuss the best strategies to position and price your home in today’s market.
