Inventory and Pending Sales Up!
It has been a beautiful summer in the valley. A stormy spring yielded an abundance of wildflowers and great fishing and river activities. Bravo!, Gypsum Daze, the Eagle Fair and Rodeo, Dance Festival, and farmer's markets have been summer staples and brought both locals and visitors together to enjoy the events and build community.
In real estate, positive trends have emerged in the market with active listings and pending sales both higher than a year ago at this time. Market activity remains strong with new listings continuing to come to market as we approach the historic peak of inventory to start August. Despite challenges with higher interest rates, buyer demand is significant. New construction and remodeled homes are capturing buyer attention and warranting strong sale prices and continued bidding wars for new and "like new" construction.
Pricing to the market remains paramount. In all geographic areas and price points, buyers remain selective and critical of price, location, and condition. Properties that have not garnered attention because of condition still have a place in the market - but they need to be priced accordingly.

The Vail Duck Race normally puts about 15,000 ducks in Gore Creek. The ducks start at the Covered Bridge in Vail Village and race to the International Bridge also in Vail Village. The first duck across the finish line wins $5,000 for the person who adopted it. Local Vail Valley businesses donate prizes for the second, third, fourth etc. duck winners. |
Festival guests will enjoy 3 days of classic Bavarian fare including brats, spaetzle, pretzels, and more. In addition to eating like a true Bavarian, the festival features authentic music and dance. Located in Lionshead Village. |
